Stamped Concrete in Stilwell, KS

Stilwell is unincorporated Johnson County — estate and acreage lots, horse properties, homes with real room around them — and a stamped patio out here plays to that space. There's room for a large decorative surface, the drainage has to be handled on the property because there's no city storm system to hand it to, and the permit runs through Johnson County rather than a city hall. We build for all three from the start.

These are Blue Valley properties along the 199th Street corridor, the kind of lots where an outdoor space can be generous and still look proportioned. A patio scaled to a big backyard needs a pattern and layout that carry across the field without looking repetitive, which starts with the stamp mat we choose and how we lay the joints into it. On acreage, the design has room to be ambitious, and the ground and the rules are what we plan around.

Stilwell's ground rolls, which is an advantage — there's natural fall to work with — but a large patio still collects a lot of water, and on acreage it has to be carried across the lot to a swale or low area rather than into a storm inlet that isn't there. We grade a positive fall off the pattern and set the path the runoff takes from the slab all the way to where it leaves, so nothing ponds against the house or sheets across the yard.

Under the slab, Stilwell sits on Martin-Woodson clay-loam, a forgiving Johnson County soil that still moves with moisture. We strip to firm ground, compact a draining stone base in lifts, and proof-roll it — on a big pour that base consistency across the whole footprint is what keeps a large decorative slab flat rather than dishing in the middle. The saw-cut vs pattern joint layout then carries seasonal movement in planned lines.

On an estate lot the color can be as considered as the house, so we build it in two layers for depth: integral color through the batch so a chipped edge never flashes bare gray, and a broadcast color hardener that toughens the surface and carries the tone the pattern shows. Antiquing in the release settles into the joints for the laid-stone depth that reads well across a large space. We prove the combination on a mockup on your own ground before we commit a big pour.

Sealing protects it through the seasons. We seal thin — a heavy coat traps moisture and turns milky, and that sealer whitening gets mistaken for faded color — and work a traction additive into the final coat so a wide patio keeps its footing when it's wet.
